Tenant Issues Resolved
Our portfolio landlord, with properties across East London and Essex, had suffered issues with tenants, the worst of which was extensive sub-letting. He decided to switch from his existing letting agent to CPM; we acted quickly appraising the properties, providing recommendations and rational, proposed changes to tenant agreements to minimise the potential of problems in future.
By following our Peace of Mind process we were able rectify the issue swiftly. Replacing tenants with more suitable ones and putting in place contingency plans to protect the landlord against litigation.
With a portfolio of properties spanning East London and Essex, T.S of Loughton engaged the services of a local agent but due to poor professional management, T.S. experienced anxieties with inadequate tenants, loss of income and extensive sub-letting. On approaching CPM for assistance, we were able to guide him through the regulations, assist with termination of existing agreements and transfer management to CPM with minimal disruption. We undertook appraisals, made property improvement recommendations and implemented changes to the tenancy agreements minimising potential risks. We secured new tenants ensuring contingencies were put in place to restore peace of mind to both the landlord and the tenants.
